Letting fees & information
As well as paying the agreed monthly rent in advance, you will also be required to make the following permitted payments to Eltze Estates ‘the Agent.’
Holding deposit: A holding deposit is payable which is equivalent to one weeks rent. The holding
deposit may be retained by Eltze Estates ‘the Agent’, if the applicant; fails the reference process, provides
false or misleading information that would affect the Landlords decision to grant the tenancy, the applicant
withdraws from the tenancy or the applicant fails to take all reasonable steps to enter into the tenancy
agreement.
Rent: One month’s rent is payable in advance.
Security deposit: The security deposit is equivalent to five weeks’ rent.
References: All prospective tenants will need to complete an application form and will be referenced
prior to a tenancy being agreed.
During the tenancy the following payments are payable to Eltze Estates ‘the Agent’.
Changes to the agreement: Payment of up to £40 including vat if you want to change the tenancy
agreement at any time.
Late rent: An interest charge for late payment of rent is calculated at a rate of 4% per annum above the
Bank of England base rate.
Lost keys/fobs: Payment of up to £30 per key/fob plus the cost of a locksmith, if required, for the
reasonable costs incurred for replacing lost or damaged keys/security devices.
Unpaid rent or other costs: Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.
During the tenancy the following items are payable to providers of services, if applicable:
Utilities and suppliers: Gas, electricity, water and council tax.
Communications: Telephone and broadband.
Installation: The cost of installing cable/satellite TV if permitted and applicable.
Subscriptions: The cost of subscription to cable/satellite supplier and television license.
Any other permitted payments, not included above, under the relevant legislation including contractual damages.

Eltze Estates are members of
The Deposit Protection Service, which is a government custodial
protection scheme, and we are also a member of
The Property Ombudsman, which is a redress
scheme. You can find out more details on the agent’s website or by contacting the agent directly.
Please note that lettings agents are required by law to publish on their websites information for potential
tenants about relevant fees, redress schemes and client money protection schemes (including the names
of those schemes). Relevant fees must also be published on third party websites, such as Rightmove. For
properties to rent in England, details of the agent’s membership of any redress scheme and client money
protection scheme must also be published with their fees on Rightmove. It is the agent’s responsibility to
ensure that all relevant information is provided to Rightmove and is up to date and accurate. If the
relevant information does not appear here, the agent may have included it within the property description.
